Terms and Conditions of Service and Cancellation Policy
1. Room Accommodation Reservation Services
Premium Housing Services (“PHS”) provides room accommodation reservation and booking services to clients and their companies.
PHS is able to offer competitive room rates and service pricing by reserving and holding room accommodations on behalf of its clients and, where applicable, making advance arrangements with hotels and accommodation providers.
No payment or deposit is required at the time of reservation. The full amount of the confirmed reservation will be due 10 days prior to the scheduled arrival date, unless otherwise agreed in writing.
2. Payment Authorization
PHS does not collect or store customers’ credit card details. Payments are processed through a secure payment link provided by PHS using its designated payment processing platform.
By using the payment link and completing the payment, the client authorizes PHS to process the applicable charges in accordance with the reservation details and payment terms communicated to the client.
All charges will be processed in U.S. Dollars (USD).
If a refund is due, PHS will generally issue the refund to the original payment method. Where applicable, PHS reserves the right to issue a refund by company check sent by U.S. Mail to the client.
3. Changes and Modifications
All modification requests must be submitted in writing by email to:

Subject to availability, changes to guest names, check-in/check-out dates, and the number of rooms may be requested up to 10 days prior to the scheduled check-in date without a modification fee.
PHS cannot guarantee that requested changes will be available or can be accommodated. However, PHS will make reasonable efforts to accommodate modification requests and, where possible, provide the best available alternative.
Any changes that affect the applicable hotel rate, taxes, fees, or other charges may result in an adjustment to the total reservation amount.
4. Cancellations
All room reservations are fully refundable when cancelled at least 10 days prior to the scheduled arrival date, subject to any specific hotel terms communicated to the client at the time of booking.
Cancellations or reductions made less than 10 days prior to the scheduled arrival date will be subject to the applicable cancellation policy of the hotel or accommodation provider.
Any refund resulting from a cancellation or reduction will be subject to any non-refundable amounts, cancellation penalties, fees, costs, or taxes imposed by the applicable hotel or accommodation provider.
Any refundable balance will be returned to the client after all applicable penalties, fees, costs, and charges have been deducted.
Within 09 days of Check-In
PHS will generally not accept cancellation, modification, or reduction requests made within 09 days prior to the scheduled check-in time.
In cases of force majeure or other exceptional circumstances beyond the client's reasonable control, PHS will make reasonable efforts to work with the applicable hotel or accommodation provider to seek a cancellation, modification, or refund. However, PHS does not guarantee that the hotel will approve such requests or provide a refund.
5. Early Check-Outs and No-Shows
PHS does not provide refunds or credits for:
- Early check-outs;
- Unused room nights;
- No-shows; or
- Failure to use any portion of a confirmed reservation,
unless otherwise agreed in writing or required under the applicable hotel's cancellation policy.
6. Hotel Policies and Availability
All reservations are subject to the terms, conditions, availability, and policies of the applicable hotel or accommodation provider.
Room availability, rates, taxes, fees, cancellation policies, and other hotel conditions may vary by property and reservation.
PHS will communicate any material hotel-specific conditions to the client when applicable.
7. Taxes and Hotel Fees
Taxes, hotel service fees, resort or destination fees, parking fees, and other hotel-imposed charges, where applicable, will be added to the final bill unless expressly included in the quoted rate.
All fees and charges will be billed in U.S. Dollars (USD).
8. Governing Law
These Terms and Conditions of Service and Cancellation Policy shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict-of-law principles.
9. Acceptance of Terms
By requesting, confirming, or paying for a reservation, the client acknowledges that they have read, understood, and agreed to these Terms and Conditions of Service and Cancellation Policy.
Completion of payment through the payment link constitutes acceptance of these terms.
